FEASIBILITY STUDIES
DSA has developed a very special approach to feasibility studies. Many consultants look at the potential for new or refurbished sports facilities by relying on national averages.
At DSA, we use our background in actual arena, stadium and sports hall of fame management to demonstrate what can happen based upon the realities of each market. We are able to base our revenue projections on in-depth knowledge gained through more than twenty-five years of hands on experience operating sports facilities, bidding on sports events, promoting and marketing events and our relationships with event owners.
Because our company has taken the lead role in so many different championships and events, we understand and appreciate subtleties that will be missed by those who construct mathematical averages! At DSA, we have "been there, and done it" ourselves!
OUR SERVICES
Generally, most studies consist of three parts:
- Market Analysis
- Financial Analysis
- Program Development & Budget
Whether for a high school gymnasium or downtown arena, a super-speedway or 1/3 mile dirt track, a multisport venue for amateur sports, or naming rights for an arena, we have done them all.
Our studies are concerned with developing information that will show where business will (or will not!) come from, why, and what the results will mean to the proposed project.
Some of the projects we have studied have been built. Some have not, because the case just was not convincing. That is the way it should be.
How many ballparks and arenas have been studied, and how many are recommended? Too often, the answer seems to be "good idea, go ahead!"
DSA partners with experts in specific situations. We employ research firms to develop focus groups or telephone surveys. We work with racing experts on racing, arena promoters when looking at arenas, or parks and recreation officials if a public fieldhouse or multi-purpose facility is under consideration.
A CASE IN POINT
We performed a market support study for a multi-purpose fieldhouse for the City of Federal Way, Washington. Our study resulted in a report grounded in the realities of the local, regional and national potential for basketball and volleyball events including a complete analysis of the economic impact these events would produce through visitor spending.
It is this type of practical, reality-based study our clients have come to expect.
SPECIALIZED SERVICES
DSA has been asked to conduct a number of special projects which have focused on expert witness services, the sale of personal seat licenses, facility naming rights, etc. Each of these required very different approaches, made possible by our many years of experience.
